By maintaining your equipment you can prevent future problems and unwanted costs. You can keep your cooling and heating system at peak performance by scheduling a pre-season check-up. It’s best to check the cooling system in the spring and the heating system in the fall.

Commercial Savings Agreements

On Time Air Conditioning & Heating provides commercial Energy Savings Agreements. We can customize your agreement to fit your company requirements. We offer filter service on a quarterly or monthly basis and tune-ups on bi-annual or annual schedule. We can supply the air filters, or you can supply them and we make sure they are installed properly and on schedule. When you sign up with us as a commercial Energy Savings Agreement customer you become a priority customer, because we understand the importance to your business of on-time HVAC/R repairs.

In a commercial environment it is very important that the HVAC equipment is maintained and the filters are changed to help reduce equipment repairs, improve work environment comfort and indoor air quality. In addition, most commercial buildings that are leased require that that the leasee maintain the HVAC equipment as part of the lease agreement.

Some Of What We Check With An Energy Star Tune-Up

Maintenance Checks
  • Set thermostats to ensure the cooling and heating system keeps the customer comfortable while they are home and saves energy while they are away.
  • Check all electrical connections to ensure that they are tight. Measure voltage and current on motors. Loose and faulty electrical connections can cause unsafe operation of the system and severely reduce the life of major components.
  • Check and lubricate all moving parts. Lack of lubrication causes friction in motors and other moving parts. This will causes unnecessary heat and wear and increases the amount of electricity the system uses.
  • When in cooling mode inspect the condensate drain in the central air conditioner, furnace and/or heat pump. A plugged drain can cause water damage in the house and will affect indoor humidity levels.
  • Test controls of the system to make sure of their proper and safe operation. Run through the starting cycle of the equipment to assure the system starts, operates, and shuts off properly.
Cooling Checks
  • Clean evaporator and condenser air conditioning coils. Dirty coils reduce the system’s ability to cool and cause the system to run longer, increasing energy costs and reducing the life of the equipment. Some coils may require special cleaning outside of a typical maintenance. On Time Air’s technicians will notify you if special cleaning is recommended – and gladly show you why.
  • Check the central air conditioner’s refrigerant level. Too much or too little refrigerant will make the system less efficient. This will increase energy costs and reduce the life of the equipment.
  • Adjust blower components to provide proper system airflow for greater comfort levels. Airflow problems can reduce a system’s efficiency by up to 15 percent.

Heating Checks
  • Inspect all gas connections, gas pressure, burner combustion and heat exchanger. Improperly operating gas connections are a fire hazard and can contribute to health problems. A dirty burner or cracked heat exchanger causes improper burner operation. Either can cause the equipment to operate less safely and efficiently.

  • Inspect, clean, or change air filters once a month in your central air conditioner, furnace, and/or heat pump. A dirty filter can increase energy costs and damage your equipment, leading to early failure.
